Pacific Beach Investments Corporation Rental Application Guidelines

Thank you for your interest in renting a property managed by Pacific Beach Investments Corporation. The following guidelines are to inform you of our basic rental practices and to assist you in processing your application in the most timely and efficient manner possible.

1) The rental application MUST BE FILLED OUT COMPLETELY. You will not be able to submit your application unless all required fields are completed.

2) Each prospective tenant over the age of 18 must complete a separate application.  We will let you know should you need a Co-Signer after your application has been submitted and processed.

3) We require combined applicants to have good credit and reference history. Your credit history will be verified by a credit reporting agency. YOU WILL BE CHARGED AN APPLICATION FEE OF $30.00 FOR EACH APPLICATION. The application fee is collected by Electronic Funds Transfer (EFT) when you submit your application online.

4) Upon approval of your application, you will be required to sign an “Option to Rent” form. This allows us to take the rental unit you have been approved for off of the market. Your security deposit must be paid in full at this time. When the lease is signed, the prorated first month’s rent must be paid.  PBIC will give you the specific amount when your move in date has been determined.  Both of these items MUST be paid with a CASHIER’S CHECK or MONEY ORDER. Personal checks are accepted beginning with your second month’s rent.
